Renting an Apartment Long-Term

Moving to Kyrgyzstan for a season of remote work or a full year? This is the self-service playbook for finding a long-term flat in Bishkek without an agent — how the market really works, and how to avoid losing money to it.

The single most important thing to understand: good apartments are gone within hours. The market rewards whoever calls first. Everything below follows from that.


A long-term hunt usually takes several days of viewings, so you’ll want a short-term base first. Don’t rush a lease from abroad — land, then search on the ground.

  • Booking.com — the widest selection across Kyrgyzstan; some flats offer discounted monthly rates, useful as a bridge while you look.
  • Airbnb — active in Bishkek, often with weekly/monthly discounts.
  • 2GIS and Google Maps — the local secret weapon: guesthouses and mini-hotels are listed with direct WhatsApp numbers, and calling directly is usually cheaper than the aggregators (off-season, a 10–30% discount off the Booking price is common).
  • Hostels and co-livings (ololo, Koisha, Meeting Place, Apple Hostel) — many offer monthly rates for 1–3 month stays and double as a fast way to meet future flatmates.

⚠️ Card safety: when a booking site asks for a card as a guarantee, don’t attach your main card — use a virtual card with a zero limit, or choose pay-on-arrival in cash.


Rule 1. Message and call on WhatsApp immediately

Don’t wait for a reply inside a listing app like Lalafo — owners often simply don’t read in-app messages. Decent flats disappear the same day, sometimes within a couple of hours. While you wait for a Lalafo reply, someone else is already on their way to view the place.

Found something you like? Message on WhatsApp, call on WhatsApp, call the number directly — move fast, before the owner goes quiet.

How to open a WhatsApp chat without saving the contact: To avoid cluttering your phonebook with dozens of owners and realtors, use a direct link:

  • Put the number into https://wa.me/+996XXXXXXXXX (the number with no spaces or dashes, and without the leading 0).
  • Kyrgyz mobile numbers usually start with 0 (e.g. 0700123456). Replace that leading 0 with the country code +996.
  • Example: 0700123456 becomes https://wa.me/+996700123456. Open it in any browser to start the chat instantly.

Rule 2. Check listings constantly

Flats get rented within half an hour of being posted. Refresh the search every ~20 minutes during an active hunt. Leave a promising listing “for the evening” and it will be gone.

Rule 3. Use the “From owner” filter on Lalafo

Set the “From owner” filter to cut out most of the low-quality middlemen.

Telling a real owner from a realtor:

  • Open the poster’s profile and look at the registration date and listing history. The account should look “lived-in”.
  • If their past completed sales include a baby stroller, a personal car, or houseplants — it’s almost certainly an ordinary owner.
  • A brand-new account registered “yesterday”, or a profile stuffed with dozens of other “elite studio” rentals, points to a realtor or possible fraud.
  • Caveat: some landlords genuinely own 2–3 flats and rent them professionally as their main income. Don’t dismiss multi-listing profiles instantly — read them carefully.

Rule 4. Don’t over-filter

Don’t exclude listings by fine-grained checkboxes like “furniture”, “appliances”, or “water heater”.

  • Many landlords simply don’t fill in detailed specs, upload no photos, or post very low-quality ones.
  • A listing with no photo or description can hide a great flat with a friendly owner who just happens to be abroad or bad with the app. Arrange a viewing.
  • The only two filters you actually need for a self-service search are “From owner” and your price ceiling. Everything else (furniture, washing machine, A/C) is faster to confirm on the call.

Rule 5. Use every resource

Main sites:

  • house.kg — the main dedicated property portal in Kyrgyzstan.
  • lalafo.kg — the most popular classifieds board (the local Craigslist/OLX).
  • stroka.kg — a large alternative aggregator.
  • doska.kg — popular regional listings portal.
  • m2.kg — a property database.
  • diesel.elcat.kg — the legendary Diesel Forum (look under “Commerce & Advertising” → “Rent” → “Rent — real estate”).

🏢 Working with realtors

⚠️ The main scam: paying up front for a “closed database”

If someone asks you to pay 1,000–2,000 som for access to a “closed database of apartments” — it’s a scam. There is no such thing as a closed database. Every real listing is on the open platforms.

What a good realtor looks like

  • Shows flats in person and never asks for prepayment.
  • Takes a commission (usually 50% of one month’s rent) only after the contract is signed.
  • Is willing to show several options in a day.

💰 Price guide (2026)

Rent in Bishkek is quoted in US dollars and paid in som at the day’s exchange rate.

Real example from the chats: a 50 m² one-room flat in Alamedin-1 (Almatinka/Akhunbaeva, opposite the Botanical Garden, a 9-storey monolith building) — $350 + a $350 deposit.

Deposit: normally equal to one month’s rent, agreed and written into the contract. “They kept my deposit” is one of the most common complaints in the chats — so pin the return conditions down in writing.


📝 The lease contract

The contract is your only protection. Without it you cannot:

  • Contest an early eviction.
  • Get your deposit back.
  • Register your residence (temporary registration / propiska).

What the contract must contain

  1. Passport details of both parties — yours and the owner’s.
  2. Proof of ownership — ask to see the tech passport (tekhpasport, the ownership document). The name on it must match the person signing. If the person renting it out is not the owner, they need a power of attorney.
  3. Exact address and description of the flat.
  4. Price, payment method and payment date.
  5. Deposit amount and return conditions — with a clear line such as “the deposit is returned within N days of vacating, absent any damage”.
  6. Term and termination terms — including the notice period (usually 30 days).
  7. Permission for temporary registration (if you need it).

Important: hand over money at the same time as signing the CONTRACT, and only after checking the ownership documents. No prepayment before the contract.


🚨 Safety and common scams

Never pay a prepayment before viewing the flat in person. This is the single most common fraud, and it targets people searching remotely from abroad especially hard: nice photos, a friendly “owner”, and a request to wire a “reservation” up front. Once you send it, they vanish.

Before signing, ask the landlord about temporary registration. By law, foreigners must register their place of residence within 30 days. That requires the owner’s consent — some refuse. Better to learn this before moving in than after. See Entry and Visas for the registration rules.

Top 4 scams (from the chats)

  1. Prepayment — money demanded before a viewing or contract (a 100% loss).
  2. Renting out a flat that isn’t theirs — the “landlord” is not the owner.
  3. Eviction on invented pretexts — before the contract term ends.
  4. Withholding the deposit — the deposit is never returned.

What to check at the viewing

  • Ask to see the tech passport and confirm the name matches the contract.
  • Photograph the meter readings on move-in day.
  • Check the plumbing, wiring and heating.

🖥️ Temporary registration online via ereg.e-gov.kg

The owner can register a foreigner’s temporary residence online, without visiting a public-service centre, through ereg.e-gov.kg.

What the owner needs:

  • A Kyrgyz citizen’s ID card — the number must begin strictly with “ID” (not a Tunduk app record, not a photo). The physical card, not the app.
  • The object number from the flat’s tech passport.
  • A scan/photo of the first page of the tech passport.
  • A scan of the tenant’s passport (photo page).

“Used the online registration service (ereg.e-gov.kg) yesterday. Just got the confirmation! Listed the purpose as: tourism.”

Registration usually comes through within 1 business day.


🔗 After you move in

Vetted platforms and agencies

  • salut.kg — a real agency with a listings base. A small fee for access to the flat addresses, but the base is current (not “a chat full of fake listings”).

Setting up the home
